You have made the decision to sell your house. But are you sure it will sell out quickly when potential buyers take a look inside? Otherwise, that’s where Stately Home Staging comes in. The Las Vegas-based company specializes in creating zones for your pop house, and this week’s episode focuses on one of the most important: the living room.
This issue, Las Vegas Magazine’s Ken Miller interviewed Heidi Carlsen, lead interior designer with Stately Home Staging, to get some answers that will hopefully make you make a more informed decision when you are selling your property.
Why is the living room so important to stage when selling a home?
The living room is arguably one of the most utilized spaces in the home, where people spend a majority of their time. It’s a place for entertaining, spending quality time with loved ones and relaxing. Because of this, it’s important to take extra special care in staging this area so that potential buyers can truly visualize themselves cozying up with family or entertaining company.
What are some of the most important things to remember when staging the living room?
It’s important to take into account how the space is going to be used by skillfully demonstrating its capabilities through design—all while simultaneously overcoming any obstacles the room may present. These obstacles often play a role in why the home may not be selling.
Is the living room too large or too long? Are there floor-to-ceiling windows and very minimal wall space? In these instances, it’s important to show the buyers how to make the room function for their lifestyle. You must inspire them to think about where furniture could be placed, where a TV might be set up, or where other entertaining may happen.
It’s also important to remember that when it comes to style, to not be exceedingly taste-specific. Neutral colors are ideal and personal items from previous owners should be discarded for the staging.
In general, why is staging important?
First impressions are everything. Staging emphasizes a home’s strengths and minimizes its weaknesses. It allows the property to be showcased at its maximum potential.
