The National Association of Realtors (NAR) looks at the monthly supply of homes on the market and confirms that today’s home inventory is low. A balanced market requires approximately six months of supply. Below that is a seller’s market. And today there are far fewer of them.

“Total housing inventory registered at the end of February was 980,000 units, identical to January and up 15.3% from one year ago (850,000). Unsold inventory sits at a 2.6-month supply at the current sales pace, down 10.3% from January but up from 1.7 months in February 2022.”

Why Does Low Inventory Make It a Good Time To Sell?

The less inventory you have on the market at the time of sale, the less competition you have with other sellers. This means home buyers will be looking at your home this spring. You can also get multiple offers for your home because there are far more buyers on the market than homes for sale. Multiple offers are on the rise again ( (see figure below).
