Buyers Still Must Think Fast, Act Fast

Homebuyers don’t have much time to decide if they want to buy a home. As soon as an advertisement hits the market, a rush sets in. Home sales between July 2020 and June 2021 were on the market just a  week before the contract was signed, according to the 2021 Buyer and Seller Profile released by the Association of Entrepreneurs National Estate® recently announced. This marks a record high in NAR data dating back to 1989.

“There are no records of  Christmas tree locations and measurements for a sofa in this scenario,” said Jessica Lautz,  vice president NAR’s behavioral and demographic chair, The Wall Street Journal reported. “You really make this decision very quickly. 4,444 homebuyers Anshul and Angharad Bhardwaj told the Wall Street Journal that they have submitted more than 20 unsuccessful home offers since they began searching for homes in Salt Lake City in September 2020. succeeded in February after bidding on a home for an hour of touring, although they were still told he was out of contract. They submitted a bailout and bought the home for $780,000 after the initial offer was unsuccessful.

Virtual presentation tools help buyers view homes faster. Forty-three percent of shoppers have found the virtual tour options particularly useful in the past year, according to the NAR report.

To make their offers more competitive, some buyers continue to skip home appraisals and inspections. 21% of buyers gave up their test option in September and 23% gave up their rating option, according to the REALTORS® Confidence Index Survey in September.

With such stiff competition, the buyer must pay the full price or more. The median sale price is the full asking price for June, the highest recorded in NAR data. The median sale price was $305,000, up from $272,500  a year ago, according to NAR. 4,444 In the third quarter, 66% of active homebuyers said they spent three months or more unsuccessfully searching for a home, according to a survey by the National Association of Home Builders. Forty-five percent of potential buyers say they continue to outbid other buyers’ offers. (Read more: The bidding war continues to weigh on unsuccessful buyers)

Several recent housing reports show signs of cooling off in many markets, following a typical seasonal pattern. But real estate experts say demand remains high for a limited number of homes for sale and buyers still don’t have much time to think about homes or wait to submit offers. “Instead of a home that lasts three days on the market, it lasts seven days,” Harold Torres, a real estate professional in Orlando, Fla., told The Wall Street Journal, offering a summer-time outlook. heat. For home hunters, “negotiations and any kind of delay have yet to really come”.
